Position Title:     Division Project Manager

Position Reports To:  Division Facility Engineering Manager

Position Supervises:  N/A

Pay Level:  5 – 9 (Dependent on prior Work Experience and Qualifications)

Position Summary:

Execute merchandise, operations project and MC remodel store project at the lowest cost and in the shortest time period consistent with the approved scope of work and appropriated funds. 

 

Essential Job Functions:

·  Operate as the Company’s representative on assigned construction store projects. 

·  Provide timely and accurate information to contractors and vendors.

·  Provide adequate documentation and records throughout the construction process.

·  Ensure lowest possible cost to the Company for any changes ordered or caused by the Company after the plans have been finalized in accordance with the lease. 

·  Determine that the appropriate authorizations exist prior to incurring commitments for Company expenditures.

·  Prepare timely requisitions for major equipment, fixtures, and supply items.

·  Review architectural documents adequate for bidding installation of remodels by appropriate contractors, receive proposals, award contracts.

·  Ensure that contractors perform in accordance with plans and specifications. 

·  Evaluate construction activity versus the schedule and anticipate problems that could impact the schedule. 

·  Prepare ROI on Capital Investments.

·  Coordinate remodel activities in order to minimize sales and EBITDA loss.

·  Position has a solid understanding of one area of expertise (capital, maintenance, energy) and is learning another area of expertise.  (Level 9)

·  Primary job functions do not typically require exercising independent judgment.  Relies on instructions and pre-established guidelines to perform the functions of the job.  (Level 5)

Minimum Position Qualifications: 

·  Ability to read and understand construction documents.

·  Ability to lead retail management and contractors through a project through scheduling and good communication.

·  Ability to budget and organize orders on a project

·  Basic financial training. 

·  ”Technical” bachelor’s degree or comparable experience. 

·  At least 0-2 years of experience in the field or in a related area.  (Level 5)

·  At least 1-3 years of experience in the field or in a related area.  (Level 6 or 7)

·  At least 3-6 years of experience in the field or in a related area.  (Level 8)

·  At least 5-8 years of experience in the field or in a related area.  (Level 9)

·  Knowledge of E-PRO (equipment purchasing software) and Microsoft Office software.

·  Good verbal and written communication skills required. (Level 5, 6, 7, 8, 9)

·  Must be willing to relocate within 60 miles of Hutchinson, KS.
